Looking for contractor referrals

    Hi,

    I am planning on getting some flips done next year. Currently I am in the process of reaching out to as many people as I can and building my network. If any of you can recommend any good contractors for house flipping then I would appreciate that. Also would like some feedback based on your experience on hiring a general contractor vs. those who specialize in an area. I know that's a broad question, I guess a better way to put it will be what areas would you not recommend getting done using a GC.

    Hi Kiran, 

    Good to reach out to others for referrals, often that is a great way to find folks. 

     
    As for your question about which parts of a rehab might one do with a specific contractor rather than the General Contractor, i typically will use my preferred flooring company (Ideal Floors - 817-542-2331) to do the floors at the end.  Also, one might want to handle a foundation job ahead of time separately - but you wouldn't have to.

    If the GC is pretty busy, parcing out some of the major pieces of the job can sometimes help to offload some of the work so they can concentrate  and coordinate the various trades jobs that will need to be done. 

    Using a GC for the other trades (Plumbing, Electrical, Painting and other misc. items), can shorten your timeline because it is all under "One Roof" - or one boss organizing the timings...and his guys probably are used to working around each other - and GC's, like Blake of Finising Touches, have a lot of the details ironed out ahead of time because they do it all the time.

    When you are just starting out, using a GC can help things go a lot smoother for sure!

    It there a standard contract to use when hiring a GC or just get the bid and go from there?
