    STEPHENS COUNTY IS BLOWING UP!!!! No, that's not how you read these things. You have to read the fine print too. So, in counties where there are very few transactions, there will be very large swings month-to-month. But when we have a large sample size (like Tarrant or Dallas Counties) then we get a little better picture. What's the picture? Prices are mainly flat around the median price point. Active listings are still increasing but we are tapering off some (we had 20%-40% increases in the summer). And also, we are "on par" for activity from last year. That last one might come as a surprise to some people. If you examine Collin County, you will see that value is down. When things get a little harder, the higher end homes pay the price the most. People still need affordable housing. Those still sell at good values if priced correctly and look sharp. November will not be far from these numbers. Stay diligent and stay frosty!
