    I am looking for a mortgage company or bank for an investment property.  I am not looking for hard money.   I am looking for a bank or mortgage company that does "in house" loans.

    I will have 45-50% of the price of the property to put down.

    Does anyone have recommendations?   I am looking for good rates and low fees.

    I just finished a deal with Andrew Postel at Gateway Mortgage. On the front side of the deal before refinancing he helped me structure the purchase of the property in an advantageous way. During the post rehab refinance he and his assistant were competent and responsive and the experience was surprisingly free of any unpleasant surprises. He even came back and saved me another 1/2 point on my rate when the property appraised 10K higher than I had anticipated. Needless to say he will be involved in all my financing activities going forward.
