What is expected of a Bird Dog?

    I understand the basic principal of finding motivated sellers, and gathering some data, but how much data should I gather?  If i'm looking at a $1000 or less pay check, I'm not going to be expected to handle a title search, or appraisal out of pocket am I?

    Also, if I DO decide to go out of pocket for those things, will that make the property more marketable, and should/could I demand more?

    I'll be operating out of the Denton area very soon, I'd like my buyers list to be larger, so if you operate in this area and are interested in my bird dog services, or if you're interested in buying assigned contracts, please message me.  m.mixon@yahoo.com

    I am a buyer in the Denton area looking for a good bird dog or wholesaler to send me leads. Maybe I can help get you started. I am interested in the DFW area but the Denton and Collin areas are easier for me to travel to. Let me know when you get started and I will be interested when you come up with something.
