NEED HOME IN ALLEN, TX -- Purchase price between 150-200K with equity

    Message # 995364
I currently live in an apartment in Allen -- I just finished law school, passed the bar, and work downtown as a real estate litigation attorney.  I plan to purchase a house in Allen within the next couple months.  I will have no problem qualifying.  I am the buyer and I am not looking to put something under contract to flip or assign.

Don't contact me if you are a real estate agent that wants to "show me" houses.  I am only interested in a home with equity -- I have no problem fixing the home up.  Also, don't tell me about listed foreclosures, I likely already know where they are.

    Thanks,

    Bret Allen
    Attorney

    Hello there Bret,

My name is Greg and I might be able to help you out, but first I need to know where your looking to settle in Allen and how many bed rooms, bath rooms you will need. I might be able to get you a home with at least 20k to 35k  in equity. I can't make any promises, but I will do my best to help you out. Also none of these will be foreclosures. Just send me a line and I will see what I can do for you. Oh, and congrats on the bar exam. I hope the best for you and your family.
Your DFW friend Greg Nevarez Sr.

Bret, are you really just looking for a "Subject To" deal? Just trying to understand your equity stipulation..

Congratulations, Bret on passing the bar!
I live in Plano, (REI matchmaker, not a realtor)...I would like more specifics on your preferences. The number of bedrooms, baths, 1 or 2-story, etc. so I can zero in on my search for you. Please shoot me a quick email: gr33neyedkat@yahoo.com. Otherwise, I'm on it! ~Thanks!

I am not looking for a subject to home, I just can't stomach paying full price for the home I am going to live in.  I have purchased 6-8 investment homes in the past but I am just returning to the area after school -- So I guess I can say that I have been out of the game for a while.  We have enough cash for the down payment and most repairs.  I would really like to find something with a 20-25% ARV, but I am flexible because my exit strategy is to live in it!

The size/type of home that we are interested in is in the area of a 175K ARV.

Thanks for anything you can send my way.

    HI, BRETT!
I've found a property in Allen that may be of interest to you!
However, I do not have your contact info...
It's a very nice subdivision! Home was built in 1994. Not on MLS. Minor updates. Partial Rehab in progress.
    Purchase Price $210K >>>repairs under $20K >>>ARV $290K
Building new $500K home subdivision nearby. Easy access to 75.
Please let me know ASAP, so I can send you more details. (Pix, numbers, etc.).
This would be a bird dog deal.
    Thank you!!!
