    Hey Rocky, The best carpet cleaning company I've EVER used is United Carpet Cleaning Systems & Restoration, and they're prices are very reasonable as well.  Scott Larriviere is a fellow investor and a great guy.  Be sure to tell him I referred you.  His number is 817-975-5608.

    I second Robin's recommendation. I used them on one of my rehabs. Thought the carpet was a goner, but thought it was worth the $100 risk. The carpets look new. Call me if you want to come see their handiwork.
