I've got 18 cash flow positive rental properties for sale within a half-mile from TCU campus all between $99k to $50k. A few are even duplexes (I'm looking at you Jesus G)!
Many of them have about 5 years deferred maintenance, but almost every one is rented out - the tenants have been there so long they're now on month-to-month basis! And they know the owner is selling!
The owner bought them all for the dirt a few years ago and just used the rents to satisfy the debts, so rents are lower than competitive rates. With about 4-8k (and yes, I've taken Greg's awesome rehab class) they could all be re-rented out with a MAJOR increase in rent.
I probably shouldn't be telling you this, but - the owner is willing to be flexible on the prices if you cash buy 5 or more at once, so form an LLC* with some friends and buy 'em as a corporation if you have to - just don't miss this deal!
