Trying to find a good handyman service

    Hello I'm trying to find a good handyman service for my rental properties. They must be able to take service calls after hours too and can be entrusted with keys to the properties if they need access. I found a couple of vendors but their hourly rate is not very investor friendly. The ones I found are these, they seem to be running legitimate business.

    What kind of rate are you looking for? What part of the metroplex are the houses located in?

    I suggest that you NEVER allow your contractors to have a key to an occupied property.  Regardless of the honesty of your contractor, if the tenant suspects that something is missing or has been tampered with, you could find yourself with several headaches (legal action, withheld rent, a tenant that tarnishes your reputation, etc).

    Either schedule a time when the tenant can be present to let the contractor in, or meet him there yourself.

    If you let your contractor (or anyone) use a key to an unoccupied property, be sure to change the locks just prior to the next tenant's move-in.

    A handyman that I know that seems to fit your profile is Steve Hussion (lives in the Ft Worth area; it's not always economical to have him do jobs that are far away).  You can reach him at 682-203-7499.

    Good comment, Jesus.  Just to add to it... we've used Steve H. many times, and we really like him.  On the changing of locks, they should be changed between tenants <period>.  The fact that the prior tenant could still have a key is enough to necessitate changing the locks.
