I'd love the opportunity to bid on your occupied properties. I'd suggest emailing me addresses along with rent rates and terms. I can upload the addresses into my analyst and give you a yes or no if we'd pursue the purchase. If we decide the home fits our strategy we'll make an offer. Once the home is under contract we'll have an inspector walk the property (you can tell your tenants your insurance company is requiring it). You can successfully sell an occupied rental but it will be much smoother if you get the tenants involved instead of it being a surprise and them getting freaked out and potentially oppositional. Talk to them.  Make them understand that you have to sell as a business decision and you will help them with the transition as much as possible.  Listen to their concerns and address those as best as you can.

We have had success selling our rentals with the help of our tenants. They usually are very helpful.  In many cases, they keep the place picked up and show it to potential buyers.
