Selling Occupied Rental Property

I have sold ONLY vacant rental units in the past thru a realtor. I now want to sell some occupied units directly to investors.  My concerns are how do I screen potential investors and not freak out my tennants regarding me selling the units? I also want to be sensitive to tenants covid 19 concerns while showing units.

My real estate friend recommends me to not show units while occupied.

Please share your thoughts. . .

I'd love the opportunity to bid on your occupied properties. I'd suggest emailing me addresses along with rent rates and terms. I can upload the addresses into my analyst and give you a yes or no if we'd pursue the purchase. If we decide the home fits our strategy we'll make an offer. Once the home is under contract we'll have an inspector walk the property (you can tell your tenants your insurance company is requiring it). If all checks out we can close at the agreed upon time or when title clears. My email is jgarcia@amherst.com

You can successfully sell an occupied rental but it will be much smoother if you get the tenants involved instead of it being a surprise and them getting freaked out and potentially oppositional. Talk to them.  Make them understand that you have to sell as a business decision and you will help them with the transition as much as possible.  Listen to their concerns and address those as best as you can.

We have had success selling our rentals with the help of our tenants. They usually are very helpful.  In many cases, they keep the place picked up and show it to potential buyers.

    I hope this helps,

I believe that being honest with your tenants would be the best approach.
Allow them to express their needs and concerns for showing the property
    and maintain mutual respect.
I would also be interested in the opportunity to purchase an occupied rental.
