    This 2-1-1 (Detached) house has been loved and it shows, refurbished hardwoods, new vinyl in kitchen, Roof and central heat replaced about 5 years ago.  House has big front porch, separate Utility room, and is very clean - ready to go, apart from the few repairs.  Detached 1 car garage unit (at end of Drive) has a Garage Door Opener, plus lot has 6 ft. cyclone fenced yard with trees and landscaping.  House is approx. 750 sf.

    Repairs:
    Update Electrical Box likely
    Replace a few of the TILES that are on back of house (Since they are on the back, it really wont matter if they dont match perfectly)
    Repair a few planks of the wood board siding on Garage exterior
    REpair minor area of Garage roof edge - looks like some water damage before the roof was replaced.
    [this is what I can remember from my walk thru, there may be other minor items - but recent 2 tone paint and more makes this special, and renters or the new owners would be excited to have it.]

    ...Additional repair/update items as you deem necessary, but this is all we have come up with.  House has used window units for years (were removed and given to family member), but you may want central AC if you prefer, although, as a rental, window units should be sufficient.  Prior owner had 2.

    Rent study shows $550 rent.  
    ARV - not many fixed up house comps to go by, all were in bad shape. But here's an interesting point - the average of the 3 SOLDS I got within a .25 mile radius, was $16 k, but they were all in poor shape.  The worst one had major sheetrock damage and NO KITCHEN cabinets etc. just to name a few issues.  This house is well taken care of, and almost move-in ready (depending on your preferences, any work to be done could possibly be done even after you rent or owner fi to someone- or if owner fi, let them do it if they want it done!)
