Section 8 tenants

    We would like to know what kind of experience you have had with Section 8 tenants. Since so many more individuals are qualifying for Section 8 now, we just kinda are curious if this is a worthwhile pursuit.

    We have had good experiance with the program and they are usually staying much longer than your typical tenant.  Make sure you still run a credit check and take a deposit.

    As landlords, we decided not to participate in the Section 8 program after investigating the program with the Housing Authority and having discussions with a few participating landlords.  However, if it would be helpful to learn our first hand, long term experience as neighbors of a Section 8 property, I can provide that information for you.

    We've never particpated in the program, but we've heard the opinions of lots of fellow investors who are current or ex section 8 landlords.  Just like the responses here, it's always been about a 50%-50% split from those who like it and those who don't.  My perspective has been "I'm doing fine without it, so why bother?"

    We are still somewhat curious about the Section 8 program.  We are having alot of calls from perspective tenants regarding the Program.What exactly is the downside to the program?
