    I do not use this form as a script. I usually start out with the first two sections and let the conversation develop from there with the goal of clearly understanding their situation, wants, and needs. I almost never complete the entire sheet as adapt my approach to each individual situation.

    The main goal of the sheet is to help determine if this has the potential to be a good deal for me and the selller. I don't want to waste time looking at properties that are not a good deal.

    If it appears to be a good deal, the next goal is to set an appointment to view the property and present an offer to the seller. I prepare a Comparative Market Analysis (comps), print the Tax Appraisal report, and determine my approximate offer. I am prepared to present the best solution to their problem. Although I do not prepare the offer in advance, I do bring the TREC contract and common addendums to the appointment. If we come to an agreement, I complete the offer on site.

    If is does not appear to be a good deal, I attempt to refer them to professionals in my network who can help them solve their problem. I continue to stay in contact with them and ask for referrals.
