Alright, so I have a very motivated seller that I met at a property today. It has great potential to be a deal, however the property owner has passed away. I met with the late owner's daughter (who also has a sister) and she said the house is in probate and will be out of probate around March 15.
I really want to put the property under contract, but it is not technically in the daughter's name. What should I do? She said for me to verbally give her a number and if she agrees then I can purchase after March 15th. I would love to put it under contract tomorrow to block out the competition, but confused what to do next.
I have yet to do my first deal, but everything seems great so far on this potential deal; I just don't fully understand the probate process. Any and all advice is welcome! Thanks !!!
