    Hello all,

    Trying to get a feel for whom (if anyone) uses a home warranty service for both their personal and rental properties.

    I have always utilized one (in the far past) for rentals simply to keep my involvement low, and probably will in the future.   But I have never had one for my personal home, yet it is approaching 13 years old, so I am considering it.

    Any input would be appreciated.

    I've only used two companies for this (the two most popular ones) and my experiences over three properties have been largely negative. If you are selling a property, and paying for a year of a home warranty program makes the deal work for the buyer, then I'd look into it. For my own property though, it has always been a waste. The warranty companies look for any and every way to get out of paying and try to cause so much grief over an issue that you reach the point where it's not worth any more of your time and you end up dropping the claim and moving on. $700-$1,000 per year for $65-$85 service calls does not make since mathematically. Your better of paying full price for your service calls, and if anything major happens, the warranty is useless anyway.
