What type of real estate license I should get for my own investment.

    Can anyone let me know if I would like to buy and sell house by myself so what type of real estate license should I need to have? Please provide me as much as detail possible. Thanks

    John,

    No license is required to buy and sell a house for yourself.  If you want to represent someone else in buying or selling a house that he and/or she owns, then you need to be a licensed Real Estate agent.

    Hi Robin

    Thanks for your response. I have a problem. I am a new investor. I get difficult to find a realtor who is willing to pass my offers to sellers. You knew as an investor, I have to run the number and get the final price. My price is different from retail buyer. I get the problem dealing with realtor so that is the reason I want to take the real estate license so I can access to get compt, MLS and so on. In additional, I am interesting on Foreclosure home. I need the information as early as I can so i get the deal. Do you have any suggestion to help me this?

    If you thinking of buying and selling of home of your own ten you need to be a licensed person and for that you need to pass the state exam. If you really want to pursue real estate fully as a profession then become a real estate agent in NJ like this you will need to pass the state exam and you get license to do so.

    Sorry, but I disagree with what Rafael said.  If you're buying and selling houses for yourself or your own company, you DO NOT have to be a licensed Real Estate agent.

    As a past real estate broker for over 28 years I can tell you , you don't have to have a license to buy and sell your own properties. As a licensed agent you automatically become an expert in real estate and if someone decides to sue you , you are no longer just an investor you are an expert when it comes to court. As an agent you must disclose on all contracts to all parties that you are an agent, this may sometimes hurt you in negotiations. Over all I don't recommend getting your license if you are just doing investing for yourself. Find several agents that will work with you and the timing won't be an issue. I let my license go back several years ago and have done quite well with out it.
