    I’m looking to get into wholesaling. Can anyone recommend any books they found useful when starting out?

    Hi Crystal, I'll let others recommend books for you, but I would do the following:

    1. Internet Search "Real Estate Wholesaling in Texas" and see what results you get.... You'll probably get some links on "BiggerPockets" that will have some great questions/experiences...

    2. YouTube videos... Search on YouTube and you'll find some good things.  

    3. Reach out to Robin C and others on this forum as well....

    That doesn't answer your question directly, but should give you a nice start to "how to wholesale".... The biggest challenge in my opinion is finding deals that are wholesale-able... Most of those get snatched up really quickly so you want to be on the front line of getting those.

    Hi Crystal,

    Welcome to the club!

    If you are strictly looking for a book, Google "Best Wholesale Real Estate Books" and you will get links to several "Top 5" and "Top 10" lists of books on wholesaling. Most are not fabulous, but they are better than nothing. 

    If you are going to purchase one, do your research on Amazon, then see if you can't find a used version of the book on eBay for $0.01 + shipping. But beware, most are thinly veiled "advertorials" designed to rope you into lengthy, expensive "Home Study Courses" and "remote mentoring." If you see the later, run. RM means the "guru" is selling his name, and then hiring a stable of local investors who need to supplement their income by being Affiliate Mentors for the guru (this is pretty common). Which begs the question, "If you're such a great investor, why are you working for peanuts for some out of state schmuck hawking home study courses?"

    If you are serious about wanting to learn Wholesaling, do yourself a favor and reach out to Robin Carriger (817) 300-1132 and see if he still has space in his Wholesaling Class. Robin is my ex-partner (we started this club). I worked beside him for many years developing a VERY comprehensive local REI training solution set for investors in the Metroplex (most "guru" training offered is written in Cali or Florida, it's actually ghost written [a friend of mine in Florida actually writes about half the courses other "gurus" sell as their own] then "beaten-to-fit" the other states). Texas has different Real Estate laws and principles than most other states. For that reason I STRONGLY suggest you get training that was designed for Texas. And besides, the classes Robin and I developed are dirt cheap. I think his is like $200-300. My rehabbing course is about the same. Our driving goals when we built courses was to 1) provide the best training available for our market, 2) make it available to ANYONE, regardless of how tight their budget was, and 3) make it as fun as possible (sometimes this stuff can be a little dry).

    If I have missed the mark and you are just curious about Wholesaling, Lex Levine has a very short "Beginner's Guide to Finding Wholesale Real Estate." It hits the high points without much fluff ... and then covertly let's you know he runs the "Distressed Real Estate Institute" - bwaaahahahaha!- where you can obtain more wholesale training. A mid-length book is offered by BiggerPockets ( Ultimate Beginer's Guide to Real Estate Investing ). It's a quick read. A more in depth book is Than Merrill's Wholesaling Bible ( http://www.wiley.com/WileyCDA/WileyTitle/productCd-1118807529.html ). The high-level points in it are generally accurate, but remember that 1) Than is a Cali investor 2) who made it big as a guru 3) by leveraging his fame as a TV Reality star, 4) who hopes to sell you $1,000/mo FOREVER remote mentoring.

I'll contact Robin for more info on the home course as I'm unavailable on the date of the class.  Again, thank you so much everyone. I greatly appreciate the advice.
