Cost of building

    Does anyone here have experience doing a complete construction build?

    I was talking with a buy and hold investor. They said they have a couple of duplexes where they have purchased a lot and then built a duplex (about 1800sqft) on it because was more cost effective. They said they have been able to build for about $65/sqft when they are the general contractor. I have thought about this before but have been told by investors (that have not done it) that it’s too expensive (over $100/sqft) because its only one house. 

    I have done some fairly extensive renovations but never anything this big. 

    If you have done a complete build could you share your experience.

    Also, in a previous post you mentioned Texas Hometown Construction at 214-258-3088.  Did they have any input on this topic?  I am also curious.  From what I have heard, the main obstacles to new-builds are lot cost and increasing costs for skilled construction labor.

    About Texas Hometown Construction, they primarily do roofing, they also do some framing and fencing.

    I have seen increases in material and labor costs over the last few years. Also I have seen some lots that are reasonably priced. I think I might be able to build for about $65/sqft if I work as the general contractor. I was thinking that if I can build a duplex for about $120k, given the area rent it would yield a good return.

    I was hoping that someone out there had done a complete build and could confirm costs.

    I met a couple of people who are currently active in this kind of investment method.  Email me and I will send you their contact info.  

    In our conversation, they indicated what you would expect:  the challenge is getting the lot at the right price, there is a shortage of skilled labor, and location is important.  One thing they mentioned is that there is not a "good" place to find deals on land for this kind of investment, so finding deals requires some digging.
