    I'm reaching out to anyone interested in joining my investor list for wholesale deals.  Our deals are largely focused in the greater Ft. Worth area at 70-80% ARV pricing.  I deal with a large volume of properties (20-40 per month).  Cash or hard money deals only and I can help you get a hard money loan if you have a minimum of $30,000 liquid assets and FICO of +600.

    Welcome to DFW REI Club, Landon.  It was nice talking with you on the phone earlier today.  I just want to make sure everyone reading this thread understands that, in order to lock up a deal with you and New Western Acquisitions, they will need to make an up-front, non-refundable earnest money payment of at least $5K.  If this is not the case, please reply back to clarify.

    Good speaking with you as well Robin.  The 5k check is not earnest money, it is a down payment on that specific property.  The investor can walk through the property and if they choose to purchase it, that is when the 5k is to be deposited towards the purchase price of the property.  Once we have the completely signed contract and 5k the investor has the exclusive rights on finishing out the closing process.  The only time the investor will get the 5k back after claiming rights to close on the property is if we cannot provide clear title to the subject property.  If clear title cannot be presented, the 5k goes back to the investor and we look for another property.

    Thanks for the clarification.  Upon further reflection, I suppose I'd call it option money rather than a down payment, but I won't parse the nomenclature any further.  The main point is that an investor must make a non-refundable, $5K payment in order to lock up the deal.
