Tenant Screening

    Any recommendations for a tenant screening site? I'm looking for Credit, Criminal, Evictions. I know there are several out there to choose from but would like to hear feedback from other club members. Thank you!

    With online access you can run them in minutes.

    I use a leasing agent, like Suzette Teague (817-306-1919), to advertise my rentals.  You just need to specify your requirements for a tenant, and she will take all the calls, show the property, take the applications and run them, and you won't be contacted until she has a qualified applicant with a full doc package, money in hand, prepared to sign a lease and move in.  The fee is typically 75-100% of the rent.

    National Tenant Network - If your company is small, you may find it difficult to pull credit. Ask your applicants to provide that to you if you feel you need it. I don't always worry about credit, if they tell me they don't have good credit for instance, I don't bother.

    National Tenant has a menu of reports and it is pay as you go after a set up. There is a credit "recommendation" report, but it does not give the detail on what they owe and to who. When I joined (many years back), set up was $50.00. I now pay about $30 per applicant for the reports I use.

    I am not affiliated with them in any way. 

    I am sure you know this, but never skip the process of talking to the employer (NOT THE NUMBER THEY GIVE YOU) and prior landlords.
