    How have you been? I know a bright "up and coming" investor who may be interested in this property... I have the cash in hand to back-up any concerns related to payment... My questions are: 

    1. What is the general area within Euless? 

    2. How flexible are you on price? While 17% ROI is VERY solid, and certainly nothing to shake a stick at, for a deal of this type, I personally would like to have a touch more meat on the bone if I am to get involved....
