Looking for small first property

    Hey there

    I am looking for my first small deal with get things going. I have a private lender who is willing to lend around $50-$75 cash on a project. Any advice would be welcomed thank you.

    Also this lender I am working with is looking into what is the best options for Self Directed IRA's to place this money into to better protect his investment.

    There are many many ways to locate that "first deal" ranging from driving neighborhoods, to posting online ads, to direct mail marketing with letters and postcards, to networking with the group and then also joining other wholesalers buyers list such as mine at TradeCash4Houses.com.  As for IRA companies, I have been using Equity Trust for 12+ years and highly recommend them but many people also like Quest IRA as well.

    What is your exit strategy? What area?  If you are thinking rehab and retail, keep it simple to start.
