property owner sleuthing

I have identified a property in Fort Worth that appears to be a rental and has just been vacated. I think the time is ripe to suggest that the owner sell (to me of course!).

The owner of record is an LP and their address is a UPS box in Dallas (I found out by driving there today!). A Google of the LP name turned up nothing. How do you go about getting contact info in this kind of case? I went ahead and mailed a letter, but if I could come by a phone number to follow up, that should reinforce to them that I'm serious, not just fishing.

    Sleuthing suggestions? advice?

By the way, I appreciate the responses I received to recent queries on this site AND the supportive atmosphere I experienced a second time at last week's meeting. You guys are golden. Today a friend asked my advice about whether he should look into buying properties to flip. I told him the first thing he should do is join DFW REI!

Search for them at the Secretary of State's website is what I would do next. You will have to pay $1 per search.

Thanks for your reply. I did not see it come through the daily digest, so I thought no one had responded until I checked just now. In the meantime, naturally, they did not respond to my letter...

    Hi Paula,

You can also post a flyer on the door of the property in case the mail doesn't get to the owner.

In addition to that, go and knock on the doors of the houses next door and across the street.  Tell the neighbors that you are looking for the owner(s) and ask them to give you their phone number because you would like to buy it. They may not feel comfortable giving you information since you are a stranger.  If so, then you can give them your contact information to pass on to the owner.  You can take it a step further by offering a reward to them if they help you get in touch with the owner and you successfully buy the house.  The reward amount is up to you.

    Best of Luck!!

Thanks, Stacie.  Just yesterday I saw people at the house, so I approached them and asked if they were the owners. They are in fact the new renters. They had found the rental listing on Zillow and gave me a clue as to who the owners are and their website.
