Pre-Foreclosure Leads - Subject To/Owner Financing Deals

    I have sourced and continue to source pre-foreclosure leads all over the DFW area but I feel I am letting many opportunities pass me by that could be potential "subject to" deals. My experience to date has involved standard assignment transactions (i.e. get a property with a generous amount of equity under contract, assign contract) but I would really like to expand my activities and provide more options to homeowners in default.

    I am partial to anything Fort Worth and nearby surrounding cities but I am willing to expand into other market areas. I am looking to work with anyone who is familiar with and actively deals with "subject to" transactions and is looking to add to their portfolio. If you yourself do not deal with these particular types of transactions but work with people that do I would still like to talk to you. I really would like to understand the process, the contracts involved, creating a deal, exit strategies, etc. I am also willing to present standard wholesale deals as part of the package as I am actively trying to expand my buyers list.

    I am open to suggestions as far as how we may partner together and make it a win win situation. I can source leads in just about any DFW market area.

    Hi Kevin,

    You're right, there are more Sub2 opportunities in the pre-foreclosure world than there are flip opportunities.  I do both types of deals and have met with several wholesalers to teach them how to increase their transaction volume by adding Sub2's to their repertoire.  Please add me to your buyer's list for east Tarrant and west Dallas counties and please let me know if you would like to meet to discuss how to identify Sub2 opportunities and how to ethically pitch them to distressed homeowners.
