Property Management Services?

    - I have 3 rental homes, and plan to quickly move toward having 10.  I'm wondering if/when I should consider getting a Property Management Service.  (Up to this point, I have managed my own rentals)


    - When evaluating a Property Managment Service, what questions should I be asking?


    - What fee structure should I anticipate?  I hear of monthly fees and fees for finding renters.  That seems like it could lead towards me and the property manager having conflicting goals (me wanting long term renters, and the PM wanting turn over in order to collect more finders fees).

    As you might expect, there are good Property Managers (PM), and there are not so good PMs.  They all have different fees for the various services they provide.  What we value in a PM is someone who:

    1. Saves us the time involved in searching for a new tenant when one of our units becomes vacant.
    2. Maximizes our rents, because they have current knowledge on rent values in each market and they're a great negotiator.
    3. Gets our vacant units filled quicker than we can, because they can cross sell among all their clients.

    So... in a nutshell, it all comes down to time, money, and relationships.  Good PMs provide more services than those I listed, but those are the services most valuable to us.

    The most common cost of a property management common that I see is 10%.  As you get more and more properties you should move from managing them on your own to paying for a qualified management company. You should be bringing in extra cash flow with the added properties so it won't be a problem to pay for it.  They will save you large amounts of time.  With the extra free time you should be using it to make more offers, find more deals, and expand your portfolio even futher. If you buy your property right you should have it built into you numbers to pay for the management.
