Selling Occupied Rental Property - Garland TX

    I am selling an occupied rental property in Garland TX.  Three bedroom, 2 bath.  ~1700 sq ft.  Property generates $1685 / month, but I currently pay gas, electric, and water.  Current tenants are on a month-to-month lease, but have been there for years.  Property has Zillow ZEstimate of $133,000.  I have had a realtor friend pull comps and the price is justified.  I will be selling for $123,000.  Please read entire post before contacting me.


    The HVAC system is old.  It still works fine as of now, but it is old.  If it broke down next week, I would not be surprised.  I have no knowledge of any issues with it...other than the fact that it is old.  My asking price takes this into account.


    The foundation has had previous work, checked and reset in 2012.  The work has a lifetime transferable warranty from an established company.  There are a few cracks in the walls along the corner that has had previous work, but I am not aware of any new foundation issues.  My asking price takes this into account.


    I have no knowledge of any other issues.  I will not be owner financing.  You must be a cash buyer or have financing ready.  


    I made the mistake of trying this post on Craigslist and had someone waste a month of my time assuming they could run out the clock and get a better price. My price is fair.  Please only contact me if you understand and accept the two issues I described as being worked into the price and are prepared to pay that price.
