Investment Property Financing Based on performance of the Property

    Wanted to get this out there that I have picked up a portfolio lender that will lend on investment properties based upon the performance of the property only. 

     

    75% Financing if rented for > 3 months time

    65% Financing if acquiring property for the first time. 

     

    This is a great program for novice or seasoned investors who are needing to create a positive cash flow stream with their money regardless of their income situation;  or investors who need investment property financing based upon the performance of the property only.    Finally a make sense program out there for investors!

    How is the value of the performance quantified, e.g. if my gross rent is 1500/mo and taxes & insurance are 300/mo and 100/mo, how much could I borrow?

    Can I take a loan out on 2-4 unit properties?

    I believe we talked on the phone already, but the qualification is based only on the property with a Skeleton qualification for the customer.    Loan can be for an LLC

    Based on the rents Less the payments.  No need to worry if you had excess write offs!    This is my portfolio lender, and they prefer 12 month's of holding onto it, but they are flexible if the deal makes sense.  She seemed okay with 6 months.  I just picked up this portfolio lender about 8 weeks ago that is very outside the box for lending for investment properties, which is nice.
