Hello Everyone,

This is my first subject 2 deal, and I and use all the help I can find!

My questions are as follows:

1. I am buying a house from a distress seller via 'sub2', should i buy 'title policy insurance: if i am doing sub2.  (Other investor please tell me what your doing when it comes to buy title policy..et)

2.  Or should i just pay for a 'title search only' and don’t buy 'title policy insurance'?

I strongly agree with Rocky. We are closing on an REO where the bank did not provide a title policy so we are paying for that. There were 2 IRS liens on the home that the title company has now called out in our favor. We have had to push our closing out some, but the title policy already paid for itself in my case!
