Guard Your Safty Margins

    Although home prices are rising at a slower rate than last year, Dallas area home prices are at record highs. According to a Case-Shiller report, these prices are being supported by cash sales, low inventories and declining foreclosure. There is a good chance price growth will approach double digits again this year because of the shortage of supply, there is still a strong demand in the metroplex, especially for higher end homes which increase median home prices. What does this mean for investors? I think we need to be vigilant at guarding our margins. I know I have recently been lulled into making offers that were too high, resulting in Safety margins that would be too small, all based on the data that seem to indicate continual rising home values. I've been in bidding situations where investors have offered unreasonable amounts which would result in very small margins or even no margin at all. What are your thoughts?

    I completely agree, Tony.  It's frustrating when others are offering more than they should, and it's tempting to compete with them.  However, that will ultimately lead to you paying too much for properties which is definitely not what you want to do.

    My strategy for avoiding this kind of frustration is using marketing methods that are more likely to lead to me competing with far fewer potential buyers, and oftentimes I actually end up competing with no one.  For example, if you clearly define who your ideal seller is and then reach out to them via a well-designed, targeted direct mail campaign, the response rate you get should be very impressive, and, if the rest of the process is done well, the competition, few though they may be, will seldom win.
