Investment opportunity in Austin

    I am considering listing my investment property on MLS by early next week and wanted to present the opportunity on this forum before it goes onto MLS.

    It's a 2BR/2BA condo, 952 sq.ft, in a very nice location in Austin, TX. As you know, Austin market is doing really good and this happens to be in a very high demand area. It got lots of amenities, feeds into good schools, walking distance to HEB and easy access to freeways. It's currently rented for $850/month, below the market rent due to a long term tenant. Renewal could be around $900/month. Current lease is ending in July. I have owned it for about 5yrs, very low maintenance, high demand for leasing and there is an on-site management that manages the property at a very reasonable fee.

    The current listings from this property are in the $87k-$89k range. For no agent fee, all cash, quick closing, I can let it go for $79k. Clear title.

    These units have sold at $140k range before the market crash and are on the rise again. I would hold it if I am not in immediate need of funds.

    My niece just moved to an apartment in Austin and may be interested. Can you be more specific about the location, please?

    I think the property is listed with a more price tag. Sorry if you feel offended, but property with same attributes was sold for $65k to $69k maximum. I would suggest you to take help from a good real estate agent.
