Chase Deposits by Tenants

    According to several sources http://www.foxbusiness.com/industries/2014/01/14/chase-revamps-cash-deposit-rules-to-ease-money-laundering-risks/ Chase will no longer accept deposits unless you are listed on the account. I have two rent houses, both deposit into my Chase account monthly.  I would assume this will affect other landlords, I am mulling a different bank (but there is a Chase on every corner) or something like Clearnow.  Anyone have any thoughts or direction to head?

    This is also a problem at BBVA-Compass Bank.

    I use BOA. No problem yet, the manager at the bank I use actually recommended this option. I guess I will see if they change.

    If you have business accounts with Chase, my understanding is the only restriction will be that your tenants who want to make cash, rent payments in-person at a Chase branch will have to show a photo id.  Other than that, you should be fine.

    From what I've gathered, the restrictions referenced here are for personal bank accounts with Chase; not business accounts.  BTW, my prediction is that similar policies will soon be implemented by all major US banks.

    As it has been foretold, so shall it be.  The cashless society is inching ever closer.  Are you ready?

    No, call Chase and ask.  On a commercial or business account, yes now you have to show ID if you want to make a deposit.  After March 2, you can't make a deposit unless you are on the account.  On a personal account, the March 2nd date is same, but I don't think you have to show ID now.

    I did indeed call Chase Business Customer Service before I posted my response above.  What I posted is what they told me, so... I just called Chase Business Customer Service a second time about this.  This time the representative who answered initially told me what you posted, Jack, so I pressed the issue.  I told the representative that what she'd just told me was inconsistent with what the other Chase representative had told me just a couple of days ago.  I also emphasized the importance of this, because I need to be sure my tenants who make their rent payments via in-person, cash deposits into my Chase business account will not be turned away so long as they are able to show a photo id.  At that point, the Chase rep put me on hold, so she could double-check with a supervisor.  When she returned, she confirmed that what the other Chase rep had told me was accurate.  My tenants will be able to make in-person rent payments via cash deposits into my Chase business account in March and for the foreseeable future.

    I took the step of further confirming Chase's new policy when I visited a local branch to speak with a business banker during lunch today.

    As I clarified in my last post, with personal Chase accounts, only signers on the account will be able to make deposits beginning in March.

    So... the moral to the story is every Real Estate Investor should treat their Real Estate Business like a business and use business bank accounts for their business transactions.

    This is a free service to us investors. However the tenant pays $2.95. But there is no risk of the payment getting lost or mis-allocated.

    Robin, interesting. I have a business account, not a commercial account. I do not have a dba.  I will visit the Chase downtown next week and see which story they feed me.

    I did visit Chase in person this morning, and they confirmed what you said, Robin, unless you are on listed on account, no cash deposits at all to personal accounts, cash deposits with ID on Business and Commercial, and check, money order deposits unchanged on all accounts.
