am marketing two triplexes under contract in west Ft worth, the addresses
are 3113 and 3117 Las Vegas Trl. Ft Worth 76116. These are currently
vacant. (High visibility will make for easy renting-no worries!) Landlord
is retiring, and doesn’t want to hassle with repairs and re-rent.
Asking
price is 105K for each property. The units should rent out for 800 a door; 6 doors at 800.00=4,800 a month in gross residual income. Each unit is
individually metered, so no utility expenses to pass on, etc. Needs to close in 2 weeks. $3k earnest per property.

COSTS:
I
was told the rehab cost should be around 5K or less per unit by one source, but
after viewing the pics, I’d think maybe closer to $7k or more. (I
haven’t been in them personally) This may also depend on what shape
the other rentals are in around the area (i.e. what is the competition like)
…that is something I am not familiar with, and should be part of one’s due
diligence.
The good thing about the building is that it is mostly brick, but
there is exterior siding along the back (of both bldgs.) that will need to be
replaced and the back fences needs work as well.
Another good thing is that the roof- judging by the pictures, it seems like a fairly new 30 yr roof – that's really good!
