Cutting Material Expenses

    As I mentioned in this morning's meeting I am planning to purchase vinyl plank flooring direct from the factory. The goal is to reduce my cost of materials used in rehabs and property management. My goal is to have a single go-to style/color that will be used in all my rental properties and mid/low end flips. So far the best deal in town is at Floor n' Decor. They carry 3mm in 2 or 3 colors of glue down @ $1.29sf. $0.99sf for 1.5mm. The glue is $132 for a 4 gallon bucket (average $0.165/sf). I go with the 3mm because it has a better feel and hides more imperfections than the thin stuff.

    Is anyone interested in splitting a shipment? If so what specifications are you interested in? For example: 3mm thick, deep embossed, glue down, 6" x 36". My first order will be around 10,000sf.

    The plan to reduce cost at least 20%. In many cases we can get close to a 40% savings.

    I'm not looking for any financial commitments from anyone. I am just interested to knowing if anyone else would be interested in purchasing discounted products. vinyl plank flooring, door knobs/locks, lighting, fixtures.
