Purchase of property in Haltom City for rental. Thoughts? Opinions?

    I've never considered purchasing a rent house in Haltom City because I just don't like that part of NE Tarrant County. It seems very run down and trashy, to me at least. I've actually only driven through a couple streets a handful of times, so I could be way off base here. I'm looking to add more properties to my rental portfolio and keep seeing these inexpensive houses in Haltom City, and can't help but wonder what the rental market is like there. I have a pre-conceived judgement about what kind of tenants I'll get in this area, or if it's even a good area to rent a house. I typically like to stay in HEB, but I can get a house at almost half the price in Haltom City, which doesn't necessarily mean half the rents.

    What's the general consensus here?

    Hey Jason, Generally speaking the farther north you go in Haltom City, the newer/nicer the houses are.  One of our best rentals is in northern Haltom City.  It cash flows great, and, in fact, despite my best efforts to find a way to show the taxing authority that the value of that house has dropped, it's actually been the only one in our entire rental portfolio that's consistently increased in value every year even when we've had down markets.

    Having said all the above, I'm guessing northern Haltom City is not the location of the "great deals" you've heard about.  Lower valued rent houses can have tremendous cash flow, but you have to have a special knack for the property management style that's often required in that world.

    That's my two cents.  I look forward to other comments on this topic.
