Ready to make 2 offers. TREC contract or guru contract?

    I wasn't planning on making offers on either of these houses.  My goal was to get my feet wet in negotiating with a seller.  But one house I really want to make an offer on, and the other, I just want to make the offer and see if I can find a buyer.

    My problem is, should I use the tried and true TREC contract, or the much simpler contracts you can find off of any gurus website?  If recommended, I'll use the TREC, and if anyone has any links to "TREC for Dummies" or the such, I'd appreciate it.

    TREC - don't even bother with any other. The fact that it is written by the Texas Real Estate Commission should be enough reason for you.
