Lease language for pets

    In the case of the ESA I'm being forced to accept, what do club members recommend that I include in the lease besides the following?:
    - Can I ask/require to see evidence of the animal's shots and general health record? What are the shots that dogs should get on an annual basis? And what other preventive measures should they have like treatment to prevent fleas and what else?
    - It will stipulate that she is responsible and "shall" pick up and properly dispose of dog poop in the yard. And if not, I will not mow the back yard.
    - It will stipulate that someone has to be home to confine/restrain the dog inside the house whenever I have to have maintenance people out regardless of whether they need to get inside or not (they might discover that they do need to get inside during the course of the service).
    - Howard mentioned that I should stipulate that the certification of need for a support animal is subject to renewal annually.
    - what else?

    Also would it be really dirty on my part to take the opportunity (lease changes) to raise the rent on a storage shed on the property that I've been leasing to her for all of $25 per month?  It's a decent size, and I'm sure she'd pay a lot more for something offsite not to mention the inconvenience. I have kept it at $25/mo. for about three years. I think a $75 increase is called for don't you?

    I know it's pretty obvious why I would do this, but it's also ridiculous that she's been getting this storage shed as cheaply as she has...  Never mind that I gave her the option when it happened last year to help pay for the $3500 plumbing repair that she helped cause, and I got no response...

    I love what you’re talking about as far as your stipulations, and it sounds like you have everything covered regarding the pet!  As far as your storage shed. My only question is are you doing that because of the pet situation because then it kind of seems like you’re coming from an offense or resentment!  

    I do believe you should cover all your bases regarding your pet requirements, so that there is nothing left unsaid!  Good job

    I've decided to wait on upping the storage rent. I should have done that with the last lease.

    I am reviewing the TAA "Animal Addendum" form, which has a LOT of detail for this situation, so I am drawing on that. That way we won't need to execute a new lease, just the addendum alone. 

    Update: I sent the Letter of Certification to the tenant certified mail and it was sent back to the PO for her to pick up or request redelivery. Supposedly no one was home to receive it. I emailed her the same letter and gave a deadline for completion of March 31. So she has no excuse to drag her feet on this. After all, she did offer to provide similar info.
