I have 5 single family homes in Bedford (3) and in Euless (2) that I am interested in selling as a package. All 5 homes are rented and are on TREC leases. 3 of the homes are 3/2 and 2 are 4/2. Three of the five are at market rent ($1,700/month) and two (which have long term renters) have the opportunity to be increased (one is $1,300 and one is 1,400) to capture additional cash flow. All are in safe middle income neighborhoods. All homes are concrete foundation and were generally built in the 60's.
Gross rent today is around $94,000 annually with the opportunity for another $6,000+ annual opportunity if 2 homes are brought to market rates. Very limited deferred maintenance on the properties. I have owned them for more than 10 years and am just looking to invest in a different vehicle.
