If the property is acceptable to her, she will contract to purchase it at the time you purchase it with the down payment as earnest money.
I believe I'm understanding correctly that your buyer would like an investor to buy the property and then immediately sell it to her and carry back a note or wrap the note. Is that right? Thanks
