If your goal is to sell your house as quickly as possible, I suggest you come to one of our (www.DFWREICLUB.com) regular meetings. Each Saturday we offer any attendee the opportunity to present properties to everyone present. If the deal you are offering is a good one, MANY investors will want to talk with you about buying your property immediately following the meeting.
Additionally, once you and I discuss the particulars of your home sale, I'll be happy to give you some advice on how best to market your property to the greatest number of potential buyers (HINT: Posting your property on online forums is a good start, in that you can get almost instant interest from someone, but you are limiting yourself to only those buyers who read / scour the boards. By definition you are limiting yourself to a smaller subset of the overall potential buyer market. Further, it's been my experience that most investors responding to ads like yours online are the most seasoned investors - typically not individuals who will offer you the most $ for your property.).
Finally, depending on the particulars of your sale, marketing to investors may not be your most lucrative audience/option. I just finished working with another investor who believed they had to sacrifice their home to investors b/c the investor needed to sell it fast and the property needed some repair work. We worked up a sales and marketing plan for the property and in less than 5 days the investor now has the property under contract for more than list price ($60,000+ more than they expected to receive from an investor).
