    Rocky, you're the pro and I'm just starting this career in earnest but I'd say Mr. Hughes, Blackstone and the rest are looking to the banks and the auctions, not one-on-one with homeowners and homebuyers.

    I have sold properties to Blackstone and you can too and a lot of other hedge funds. They are looking for a specific criteria >1991

    Decent neighberhoods
    Not Listed On MLS they have to be shadow inventory.
    And they don't want to invest in bank mortgage notes/trusts they only want REO's


    which is typically what any investor is looking for but were you can kill it at if you don't sell to them is
    Properties older than 1991 that simple. Buy Older properties that need some work, they (hedge funds) typically want these house with minimal damage almost move in ready to hold for 7-10 year in the form of rental properties.

    And the Hughes Man to me is buying south Dallas because they are about to grow that area up. I just recently had some bank mortgage trusts in the Oakcliff and South Dallas area and I don't think myself better than others but I was not about to rehab or nothing in the areas I drove through he can have it.

    Sorry for the late response Barry. I think he is Barry, you know Mark Cuban and a bunch of big money guys have invested a lot that way. So they have a, I am sure very thought out reason to do so. It has to logically be one of the two Barry,(total redevelopment or rentals) because buying with the intentions of resale to investors would be a steep gamble. But because technically it is a good location and believe it or not the properties are sometimes renting for $800 plus there is money to be made there.
