Title Companies providing leads?

    Does anyone have experience with title companies providing motivated seller leads, specifically, abandoned properties?

    Hi Barry,

    My experience has been NO they do not.  I've asked several different title companies over the years with no luck.  It may be a state issue but not sure.

    I've also heard stories over the years of title companies supposedly providing data investors can use to find motivated sellers, but, unfortunately, I've never been able to find a specific title company that provides anything of the kind.  That's why I developed my Motivated Seller Search program.

    A source of motivated sellers is the code enforcement officer. You usually have to establish a relationship with them. One investor I worked with in south Fort Worth had the code enforcement officer giving him a list of problem homes in his area. In another unnamed city I had a friend in the code enforcement office calling me on homes she knew of that had very motivated sellers. So you might start getting friendly with the code enforcement officers in the areas you are interested in.

    Getting in good with a code compliance officer - Great thought, Rick. Thanks. I've got just the fellow in mind too; he tagged my house last month for having garbage cans 'in full view of the street' (I have a carport). Apparently a young hotshot who just took over from his retiring colleague. Worth the fine if I make a friendship out of it. ;)

    Ironically, something title companies CAN provide if they would is a list of clouded titles that come their way. For those of us searching for judgment and tax liens, that would be a win-win relationship.
