    I know of a FSBO house that is free and clear and the owners are wanting to sell fast.  The owners are wanting the proceeds for their retirement and their son is taking the calls.  The selling price is more retail-oriented, so my initial verbal offer was kindly refused.  I don't think this house will last long, but it definitely has potential for an owner financing deal.  At this point, I would love to bird dog the lead to someone who might be interested.  From my phone conversation, the details are as follows. The house is a 4/2/2 brick on slab and was built in the 60s.  It has been updated but needs some cosmetic touches.  Carpet is new as the owners have been working on it to sell retail.  Roof is ~ four years old.  Has had foundation work and the son is not sure if it is transferrable or not.  Original plumbing...  Owner had a renter for a while.  TAD has the house appraised for $113K.  Owners are looking for ~ $125K or a serious offer.  Motivation is high, but not just for any offer...  No past due property taxes and no liens.  Please email me if you would like the contact info.  Please provide me with your name and number too.  My email address is 7gproperties@att.net.

    Have you considered owner financing on this deal?  This will provide the owner with a down payment and monthly income without the headaches of being a landlord.

    Hi Rocky,

    That's exactly what I was thinking, but it is not in my business model right now to be able to enact this type of deal.  For now, my exit strategy for these findings is to bird dog them out to others in hope that someone can make a deal out of them and remember me in the backend.
