    What is the longest term it is adviseable to write a lease for even if both pparties are in agreement? I believe I've heard two or else three years is the max, but I don't remember why. Thanks

    In my view, it all comes down to the terms of your lease.  Can you raise the rent before the lease expires?  Some leases allow that.  If you want a tenant to move out for some reason, but your lease doesn't cover that reason, how long are you willing to wait?  We almost always sign 1-yr leases, but we did sign a 2-yr lease once.
