Bandit Signs?

    Hi folks,

    I'm new to the area and I was wondering what the local "scene" is in terms of bandit sign usage and penalties. I've seen a few in north Fort Worth and there's one wholesaler in my neighborhood (Keller) that posts his deals on bandit signs.

    I'm assuming the sign police are pretty hardcore though since I really don't see many around.

    Could anyone share some first hand knowledge or warnings?

    Hi~ Here in Plano there is strict ordinance. Check on your city's website for their restrictions/ordinances.
    Keep in mind the sign 'po-po' do not work weekends. Expect signs to be confiscated. I've never been fined.
    Placed strategically, they can solicit several calls/leads. 
    Lowe's sells single bandit sign kits for less than $6/each. 
    Fri. evening into Sat. AM is a good time to put a couple of signs out at busy intersections and near high volume stores. Don't oversaturate. It's a trial and error methodology. 
    It's worth a shot. See how many inquiries you get vs. the cost (loss) of each sign. It's simply the cost of doing business ala' bandit signs. Also, place identical ads on craigslist.org simultaneously for free (for back up).

    Welcome, Dave!  If you're looking for a reason to not do something, you'll probably find it; especially in this specific case.  In fact, I expect you'll eventually hear some very dire sounding opinions about signs in this thread.  Having said that, signs are a fabulous marketing tool in our business that I've used to find some great deals in northeast Tarrant County.  If you'd like more details, please feel free to give me a call at 817-300-1132.

    Something to think on.  I put up my first bandit signs over the weekend, Friday to Sunday as Kat suggested.  I placed them on the main entrances/exits of the neighborhood I'm currently targeting.  I got no calls, but with only 3 signs I'm not surprised.  What I'm trying to think through is why 2 of them went missing?  I left out 3, and only picked up 1.  Funny thing is, the one that was left was on the busiest of the 3 intersections, so if I had to guess I'd say it wasn't city related.  I'm guessing a home owner that didn't like them, or maybe some competition took them??  Has anyone run into either of those 2 complications before?  And if any of you are operating in Denton, I better not find out you took my signs :)

    Some cities advocate citizens helping to clean up the neighborhoods by removing illegal signs themselves.

    I'm no expert but I have read hundreds of internet posts regarding bandit signs. Very few people have success with them (looking for sellers) without consistently putting out 50-100 per month. Of course, if you're saturated enough for the locals to notice, the sign police surely will also which is why an untraceable number (google voice/patlive) is recommended.

    I think the general consensus is that they are much more effective when looking for buyers or to unload a deal but there are many full time people who swear by them in finding deals also.

    The most effective strategy I've found is to put out about 10 signs per week without bothering to pick any of them up.  I go into a lot of detail in our Wholesale Real Estate Investing class on where to put them, where not to put them, what they should look like, etc.  It's an art and a science and can be very successful if done right.

    Why not try magnetic vehicle signs that states your claim?...
    Bet'cha more people would see them while your driving around or even parked somewhere during your usual daily errands–––No one can "steal" them! Interchange the signs depending upon the desired solicitation... 

    PS. Multiply the effort by getting family and/or team members to place them on THEIR cars, too.

    I used car sings for a while, one on each side.  I got two calls over a period of about a year.  My signs were both stolen off the car, but not at the same time, one after about 6-7 months, the other at about the year mark.  Both times, it appeared to have happened in a busy shopping center parking lot.  Some people swear by car signs, but they did not work well for me, and they CAN be stolen.

    You can always go to the far extreme and tell everyone what you do.  I've had my truck marked (mobile billboard) for about 8 years and done several deals from it.  How many deals do you need to do to make it worth while when it ONLY costs a one-time fee of $700? DAH!
