Developer seeking investors, advice needed.

    I work for a developer and we're currently seeking an investor or an investment team for some projects that we'd like to do.  We have a proposal and proforma all written up and ready to send to potential investors.  We have experience in doing ground up builds and have already established sites for some of these projects.  If anyone has advice on the best way to find investors or is interested in seeing the proposal please let me know.  Not looking for loans, only investors.

    I'd suggest putting the docs on here and letting others see them.

    That's a good suggestion, but doesn't really stop anyone with a developer friend from taking my idea and running with it.  I'd be happy meet up with anyone that is interested in seeing what we're talking about doing.

    I'm not trying to start a flame war, just passing on some of the best advice I ever got way back when I was a new investor. 

    "There are no new ideas in Real Estate."

    Additionally, "whatever you are doing, others are already doing / have done."

    It's been my experience in RE that investors are looking for information, not ideas to steal. The later being too much work.

    I hope you'll reconsider posting your idea / prospectus here for others to see what you are offering so they may decide if it's something right for them to invest in, or something they'd like to learn more about.

    The sad truth is that for every 1 Robin who's willing to make the effort and connect with you to learn what you have to offer, there are dozens / hundreds of investors who are not. 

    When you have money to loan / invest, the one thing you have more of than anything else is folks asking you to invest it with them.
