    I am tired using and explaining the TREC approved standard P&S agreement. I was really hoping that someone could send me one that was 1-3 pages and is investor friendly. It needs to be Texas or legally approved to be used in Texas.

    If anyone could help me out on this I would really appreciate it.

    I would discourage you from departing from the TREC contract.  Every real estate agent/broker in Texas uses it, and, while using it is not absolutely required, it has been reviewed by LOTS of attorneys and real estate professionals and is constantly being improved.  It's the accepted standard in Texas, and using another contract could inadvertently invite challenges that kill deals.  Once you're used to it, it won't seem nearly as inconvenient.

    You can add your our addendums to the TREC contract. 
    I would suggest using the TREC approved contracts for Texas R/E sales purchases. 
    Or, have your R/E attorney draw one up that is personalized to/for your needs, specifically, along with TREC guidelines. Hang in there!
