Foundation Repair Company and Rehab Company

    Can anyone refer to me to a good foundation repair company?  I am also in need of a good rehab company.  Can anyone point me to a someone in these areas that can give me an written estimate that I can use in my short sale package?

    I hope to submit the package by the end of the week!

    I haven't done short sales, so someone correct me if I'm wrong, but I don't think you want a "good" rehab company to give you an estimate for your package.  You should probably get a "full retail price" remodeling agency to give you a quote (will probably cost you $50-$100).  Check in the yellow pages and call a guy who has a full-page ad.  If you get the property, then you will need a good rehabber.

    Same advice for a foundation repair company.

    Part of building/developing your team of contractors (roofers, carpenters, foundational guys, electricians, HVAC, fencing, etc.) is to find investor-friendly pros. I suggest you call around/get word of mouth referrals and explain to each of them what/how you do business and what you expect as an investor and how you will be relying upon them for their estimates, as well as, their completion timeframes. Be clear that you are wanting to build a long term relationship with them for future rehabs/fixes/maintenance. And, that if they work with you and serve you well, you'd like to keep them on your team for the long term. Interview/take notes on each prospect. Weigh out the info. Look at their previously completed work via websites/references, etc.. You want people you can depend on for your needs. Then you'll be able to make an educated decision on who you'd prefer to have on your rehab team.

    PPS. You may be able to pick up some local contractor's business cards at a Home Depot bulletin board
    PPPS. My rule of thumb is to get 3 estimates from any service person. And then decide after meeting and speaking with them. It'll click which one to choose.

    G.L. Hunt quoted me about $2,000 for foundation work after Olshan and Fort Worth Foundation Repair both said that my house didn't need any work.  Hope this helps.

    When preparing a short sale, get the most expensive (but still within the bounds of reality) quotes you can find on company letterhead. Once you get the deal, I'd call John Ritter with Straightline Foundation and Blake Johnson with Finishing Touches to do your work.

    I don't know of any remodeling companies...But...If anybody needs a good "investor friendly" roofer my company has been installing roofs for 8 years and I have several investors that use me exclusively. I am brand new to this Club but I have also been investing part-time for the last 6 years primarily on the North and West side of Ft. Worth.
