What is the reason for eviction? What city?
In Fort Worth where my properties are located it is a surprisingly easy and straight forward process that is very landlord friendly.
Example:
1. Post a 3 DAY notice to vacate for non payment on the door and take a picture of it.
2. Wait three business days and file the eviction paperwork at the Subcourt house. $100 per name on the lease.
3. Approximately 15 days later you will be in front of a Judge.
4. He will likely tell the tenant to work something out with the Landlord or be out in 5 days.
5. If the tenants are still occupying the residence 5 days later then go back to the Subcourt house and file papers to take possession of the property.
6. Within a few days the Sheriff will schedule their physical removal.
Of course if the tenant retains an attorney and wants to try to game the system then they can draw the process out. But, this isn't usually the case, and even if it was, I doubt an eviction service would help much with that.
