    Hi, while this might be a good buy & hold for someone who can write a check and have no cost of money, its NOT a great flip buying at 85% of ARV with repairs. A GREAT flip is 70% of ARV less repairs. I can't buy this with hard money and make any money flipping this. Are you with New Western or Net Worth?

    Out of curiosity, do the rehabbers here still look for 70% minus repairs for higher priced homes? For. e.g. over $275K.

    I would think getting an $80K spread on a $275K home would be a stretch in this market.
