    I recently called on a FSBO in Arlington.  House has a ARV of around $80k and the seller is asking $20K.  I quickly told the seller I am ready to close on home and he said "We'll do all paperwork at a notary".  Huge RED FLAG.  I then asked "seller" for his name and he hung up on me.  These people really tick me off.  BUYER BEWARE.
